I was thinking the house would rent for 1200-1350 but it seems now the range is 1000-1200 with 1200 being the highest for the area so may be hard to get.

I live away from DFW and one day want to settle in that neighbourhood.i did some research - so far no luck in terms of Lennar and DR horton dont sell their homes for investors.

I put in an offer in a house after talk to the sellers agent she set the terms, we accepted all the terms them she add that the “seller” would not pay for the buyer commission (My wife is my agent, somehow she found out that).She asked for full price, no inspection, no contingencies?

I would start here: Get a Real Estate License in Illinois - Illinois REALTORS - You need to take a 75 hour course and then pass the state and national exam...shouldn't be a problem for you!

One lesson learned: Create a good relationship with contractor and shop around for the best pricing on materials.

If you reported a lot of expenses and showed a loss, then the loss will be treated as a liability in DTI calculation.
