Hey everyone, I will be moving to tampa in a few short weeks and still haven't found a place!!

Then I work the magic with the numbers and in many cases like now, I have 2 different companies that I have insured my portfolio because for some houses, the one that was cheaper for some of the properties when 3x to a SFH so I moved that one to another company.Insurance nowadays are not small money so it makes a difference to get a cheaper one so that you can get a better cashflow.You don't need to sit with them, but call them and you may need to spend an hour or so to get you setup with them.

Decided I liked the property management business the best, moved to AZ in 2011, gradually sold all of my rentals in Minnesota, flipped a couple more in Mesa while getting my Real Estate license to do property management.

Is this as good as it gets in today's market and I should move forward with this investment?

Normally I say you can find everyone, but many of the sellers were moved/retired out of the country, not easy access to notary, etc. or maybe the die and so that leaves the buyer in somewhat of a difficult situation to resolve.

I moved there for 5 years and spent a LOT of time on the ground. 

Even if it was in perfect condition, when she moved in. 

People grow up and then move away, at least anyone who can get out does (myself included).

I have a cash flowing MF portfolio (about 80 units) and I will be leaving my corporate job soon to 1) be a better Mom to my kids and 2) focus on growing my RE portfolio.
