I remember a realtor back when I was in my mid to late 20's, having just bought my first home in cash a couple years prior, telling me that I was making a mistake buying another house in cash...I thought he was wrong back then, because of the risk.

With that said, my DTI would be in the mid 50s when I reach this point.Any pointers out there besides refinancing current loans or increasing rents to get under the required DTI?

@Christina Vandivier Most of the companies that I know of in Illinois charged either 4% or $1/sf/yr for mid-size commercial office buildings.

There were 5 for sale in the building, so we decided to go mid-price 'as is', let the new owners upgrade it to their taste.

I don't know too many cash flow investors who lost it all in the mid 2000s but a lot of equity investors did.

. - you should consider making some calls to Hard Money Lenders and see who will do mid-term, amortized loans.
