Incredibly frustrating.  

Now the hot water heater and HVAC are down there and the renter has a storm shelter they can get into just in case a tornado comes.

SC just banned people coming in from hot spot areas.

I'm really surprised nobody is talking about this on here, even 2 years later, I guess everything is a hot topic.

Calculator factors CAPEX set-aside before and after rehab..are you handling any of the CAPEX during the rehab i.e. new roof, hot water heater, HVAC?  

Even in the last recession, places like the Smoky Mountains and Destin were not his as hard as the long-distance vacation hot spots or the airlines. 

Won't be able to do roof 25 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span, etc.

Walls are yellow from smoke , grease all over oven . ( trash it ) I set off 6 bug bombs , tomorrow I will bleach the entire house and set up a heater to get the building hot enough to kill the bed bugs .
