My first suggestion is to really sit down to think out your goals and be specific.

I would suggest you add an addendum to the lease that notes the specific things you will  be paying for and have tenant sign as well as yourself.

There are many options for you, and I would also suggest that you check out the Biggerpockets Money show as they give you ideas on how to live more frugal and save.

So, I would suggest a pro rata refund to the tenant/tenant's estate.One electrical socket not working is not worth fighting over with the tenant.

Of course the house would be used as collateral, and we dont need 75% LTV could even do 50% which eliminates most of the rtisk for the bank.Anyone have any suggestions or banks in Florida that can help with this issue?
