I would go through the stuff, and either donate or sell usable items like clothing and furniture. 

I've been looking around and haven't see an answer for this.I am working on several strategies for baby boomers who want to leave the real estate investing world.

We are young and have a 10 month old baby.

They once offered up the basement for furniture storage for a charity drive... and also used the washing machine to wash about 20 loads of clothing they were going to donate. 

During my 28 years of police patrol work, I can't tell you the thousands of times that I have witnessed great "wailing and gnashing of teeth" as soon to be displaced family members begin to shout, rip their own clothing, beat on their chests and call out the names of deceased family members in an effort to avail a heavenly intercession to prevent being "put out." 

I didn't really know how much I would be leaving on the table by not leveraging these babies, but in the end it doesn't really matter since we are watching the world go by in our catbird's seat!

I avoid being a "friend" but am "friendly" in my interactions if this makes sense.Tenant just had a baby.

The area isn't a high net worth market where they need to see you in designer clothes before you are taken as a serious buyer.  

I'm beyond baby steps, but still agree with many of his famous quotes.Magic happens at loan payoff be it 15, 20, or 30 years, when CF goes ape-****! 

Let a few days pass, as you process your pros and cons; because once this guy grabs 'the bag' and leave, this property will be your 'baby' - lemon or not.
