Any suggestions on creative ways to make this property work?

If youre counting on 3 to 5k repairs and are at the top of your budget....id suggest to walk away.

Now with 2 rental properties, I'm thinking that I should get my taxes done by an accountant.Any suggestions on doing it yourself vs going to an accountant?

I would suggest building your initial portfolio with Single Family Homes and as your comfort level increases then move into multifamily. 

I don't have any books that I can recommend but I can give a suggestion.

If any one can give general advice and suggestion that would be really helpful so that when i talk to Tax accountant i can bring up options to him and get his opinions on it as well knowing most of you have already gone through that.
