So once you figure out what your personal investment profile is regarding the area class you'd like to buy in (A, B, C, D), then the type of property class (A, B, C, D), you can look at demographics/market info such that it gives meaning to the data you're look at.  

In my case, it was multiple factors... 1st, they were comparing my Class-B duplex on like .75 acres in a neighborhood of largely owner-occupied single-family homes to Class-C/D duplexes on .25 acres in neighborhoods of ALL rental duplexes.

Some of the bigger players in town who were operating prior to the policy coming into effect simply continued operating but put their properties in other people's names in order to skirt the rules.

It's the same reason I don't own C/D class housing - there's much better returns there but I don't want to work that hard.

I have been thinking about getting a gopro and walking/driving through class C/D neighborhoods taking videos/photos/observations of the area and talking to neighbors.

The price ranges down here are $375k+, otherwise you’re in a C/D class property, and we are just not willing to live in a bad area like that for 2 years. 

Getting 5% on T bills and CD's is hard to pass up with the high cost of real estate, higher interest rates, rising insurance rates, rising maintenance and materials.
