I made an all cash offer (low ball, but not insulting) since I walked through the property with my agent and contractor and it needs a lot of work (furnace x2, tons of outside work, water in basement, windows, flooring, copper plumbing, etc.)

My biggest concerns are getting my numbers in a good ball park, filling out the contract correctly, using the correct contract & letting my seller understand that there's a finders fee since she'll be seeing it at closing.Thank you for your time!

If they aren't paying their rent their CO can get rent deducted from their pay automatically, it just takes talking to their unit to get the ball rolling.

If I wasn't going to be living there, it wouldn't matter, but I'd rather not drastically reduce my quality of life for two years in order to kick start the investment ball rolling.I've put some thought into combining some of the principles of traditional investing with creative investing to remedy my situation and this is what i've come up with: I would likely be able to find a great deal in a good area (that I would actually want to live in) by applying the marketing techniques of wholesaling.
