Sounds you like you really hit the ground running and have some clear goals for progressing further -so you're way ahead of a lot of new investors. 

I'd like to plan ahead,is this amount of income enough justification enough to keep it for awhile yet.. 

Check and see if they correspond to her family members vehicles.

@Jim,  I was looking thru the forums to get some advice on how to structure an asset protection vehicle while minimizing the taxes payed.  

Be ahead of the game, feel organized getting into any deal knowing who you will speak with after you find the deal.

Sure it might or might not appreciate, but map out the cash-flow in a spreadsheet for years ahead and see how it performs...I hope that helps.

Totally agree people are the biggest problem in the process but at least we try and get ahead of them.

I always just go ahead and replace an old roof if it looks like it's pretty old and could start leaking, better in the long run for your stress levels, and for the comfort of your tenants. 

I'm 35 I have a good job and great credit however I'm not generating wealth for my family and I've realized that real estate is a vehicle that can get me there.
