there are brokers who are also foresters.. its a tight niche arena.its goes like this,SpeciesAgeharvest conditions  IE slope  streams.. etc.distance from Millsall of those come into play.I have had realtors show me Christmas tree farms thinking it was timber.I have had realtors show me a 40 acre tract and not have a clue as to what the value of the timber was and list them with NO timber value.

Don't focus on the forest- focus on the trees. 

Buy/hold single family or fix and flips are hard to come by, but respectively not my cup of tea.

Although a couple thin trees would need to be removed, and there is a bit of a slope, I believe it should be possible to put in a driveway through the side yard into the backyard for a couple of parking spaces.

If over 10 units, where one tree can knock out an entire roof and displace multiple families, a fire can result in lawsuits or large temporary housing relocation(s), etc., I'm coming up with most possible worst case scenarios and pricing it out so it's repaired or remedied within a week. 

For instance Joshua Tree has a lot more properties on the market now than they did even one year ago which puts downward pressure on pricing for nightly stays. 

Unfortunately I will never refer to these large companies again since it is the equivalent of hiring Dollar Tree to manage your investment.

This is actually a beautiful area with lots of natural resources and trees.
