Initialy this will all just go to me to contact the correct person but down the road I would like to make it so that the tenant selects what type of repair is needed, tells the issue and then when they submit the repair request a WO goes to the correct repair person, ie the plumber, electrician, handyman, me ect. 

For instance, I will accept an 8% cap if I am paying cash or l am financing at 5% or less.It is difficult to see what you are doing based on the data you submitted but at an 8%cap requirement I would estimate the value of the property at about $120,000.Good Luck.Bill

Prospective applicants that 'dictate' to me what I have to take pet-wise never seem to get their applications turned in completed correctly or in time before someone else submits theirs.  

@Chris Purvis -  Every broker I deal with (I represent buyers in a brokerage) require a pre-qualification letter to be submitted with all offers, and some require a proof of funds as well.  

As I said above, to pay around $239.00 for a software program via Amazon, and have it be a tax write off to boot, for something this powerful, just doesn't get any better than this. 

Once the contract becomes unconditional, a court date is set.On the day of  court, any member of the public is welcome to submit an offer on the property as well.
