The only big deal I remember was making sure the tank wasn't within 75 feet of the well other than that things went pretty smooth.

It might require finding a diamond in the rough, or it might be smooth sailing, or it might be impossible.

I don’t know anybody that had a “smooth” process, and with construction loans being so expensive with high rates I can’t imagine doing that. 

But it doesn't look like the floor was sanded smooth enough as the wood looks rough and porous in the picture (but could be the picture).

These coverings will follow the floor, so if you have any hollows or rough seems from patching the subfloor, you will need to apply a little floor patch to the subfloor to smooth and level the surface before applying the finish floor; otherwise the dips or edges may show through the finish floor.  

It just never worked smoothly before.

I always find it best to "smooth things out" prior to sending over an addendum, because that make it appear that I am drawing my "line in the sand."
