My goal is "skin" in the game.

The Coast Guard has never given many if any bonuses, I was lucky enough to get one when I enlisted 10 years ago, when I was told it would be taxed at 30% I almost jumped out of my skin, so I told them to put it into my TSP.

However if i went this route i do have approx 15k in the bank to contribute so i would have skin in the game. 

They have a huge due diligence manual that will save your skin when visiting parks to purchase.

The lion doesn’t lose sleep over the opinions of the sheep .Your going to have to develop thicker skin and not be afraid of tenants or the responsibility of property management if you expect to do this going forward .

Why would a lender give you money without you having some skin the the game as well?

LOL  but then again 40 years and lots of lawyer letters later I may be a little more thick skinned than many.. and for sure I know liablity as opposed to just pure emotion and in this business some of the folks always say you have to take emotion out of it.. getting a lawyer over this is simply an emotional response. 

Find someone who can start with a hole in the ceiling and have it painted, textured and cleaned up like nothing happened within a couple hours.
