I'd suggest you don't chase spreadsheet returns unless you have a deep understanding of how to spread the rent ready repairs and capex that will come up sooner then later.

I think what should be important is how well you manage your assets and if you spread you wealth out too much you may have a hard time effectively managing them all.That being said imo as many passive/residual streams as you can have, the better off you will be.

its ok to make a 3% spread like a bank does on a loan if you have 100 to 500 million to lend.but if your a little guy with 5 mil to 10 mil you can live on 3% spreads.. or if you do its Hubby and wife lending their own money.

Same thing in Multi Family.The best teams I've seen have an asset manager, acquisition manager, a numbers guy who has to love spreadsheets and documents, a PR/ Front Man who can host the webinars, events and education programs, a good funnels/ social media guy and a good office manager who can manage flow.Your acquisition process has to be flawless.
