This seems to be the going prices for Duplex in my area and I can’t figure out how anyone is making money and why rents are so low.

Duplex to quad at retail either have minimal cash flow or are cash flow negative.

Ive recently seen buyers with loans at a bit over 5% interest for duplexes in y area. 

I'll be looking to make my first deal in 2018 and my strategy will be buying and holding SFH or smaller multi-family homes (duplex,triplex, 4plex.)

Purchased my first condo rental a few months ago and it’s been going great.

Or, a duplex or triplex if you can't qualify for the price of a four-unit property.And yes, you want a 203K loan because you want the (bargain) discount that you should be getting with any fixer-upper. ie.

Hi all - I have an interesting situation with my first Homepath property (a condo) and I am hoping to get some advice. 

I feel that I’d like to start with a multi-family home or duplex.

The condo 3 bed 2 bath, 1150 sq ft is located in central Phoenix, AZ in a nice gated community.

The property is a duplex which I will be house-hacking after rehabbing both units.
