For example, if you are cash flowing $400 on a $225,000 purchase, assuming a 25% down payment, the ROI is $4800 / $56,250 = 8.5%, which is realistic.Also, I would consider creating a budget that is longer than 1 year and determine the average ROI.

When dealing with RSO evictions, consult with a pro-landlord RE lawyer (all RE lawyers are not created equal) and also be cognizant that LA, Santa Monica, Beverly Hills, Unincorporated LA, Altadena, and some other cities have different rules regarding Rent Control.

If you factor in ~$200 in depreciation (random number since we don't really know what your depreciable basis or land allocation is), you are looking at taxable income of $133 but you received $333 in cash.Often times a "tax loss" occurs when you have monthly expenses that bring your taxable income close to zero, and then non cash expenses like depreciation and amortization further reduce your taxable income below zero, creating said "tax loss".disclaimer: been working a long day today, so please feel free to fact check my math :)

Here some interesting info and numbers about the project.Acquired: Feb 2018Rehab - 2 - 3 months.Listed - May 2018Sold - Sep 2018Purchased - $115,000Financed - $110kRehab - $63k (investor contributoin.Sale Price: $224,900 with seller contribution $6kAfter all expenses Final Profit - $21k  - 33% Highlights - Removed big pool and created big back yard, did major foundation repair to get to tolerance level, removed walls to make the kitchen open, all new flooring, new roof, new appliances and whole shebang.
