I was couch surfing and not having expenses helped but I managed to save 25k (I returned returned to bar tending 5 nights a week in NYC) and borrow 10k while I tried to gather all the necessary documents for my first mortgage.   

I've met lawyers that surely couldn't pass a bar exam.

I'll be starting both the job and house hunt immediately after we take the bar in July.

However, you may be barred from bidding again.

On another note, searching through this forum (such as the bars above labeled "Tools" & "Education") will get you far more of the information that you need rather than posting a discussion asking the community to deliver all that this forum has to offer.I feel your goal is very attainable as long as the fast result is followed by faster action.

I've searched around,  looked at some guidelines and tried to take a stab at creating one but I'm stuck.Since I'm new to the REI scene I really don't know what to include.  

@Art Maydan   IL is terrible place to close.. you don't need a lawyer the only reason you need one is the way the closers are set up there.. title companies won't deal with individuals they MAKE you hire a lawyer these are vanilla deals it only benefits the Bar association its total BS closing in that state.

My partner has a place on Atwells where the tenants skipped out without notice, yanked out the gas stove and so he walked into a gas filled apartment that looked like a scene from Hoarders on drugs.

I am new to the scene any advice is appreciated. thanks
