Now, there is the case where the wholesaler found the seller (the deal) and you found the buyer, but in such a case, I recommend you splitting one wholesale fee rather than creating a daisy chain.If you want to be a successful wholesaler, you should be marketing for your own motivated sellers, lock the deal, and wholesale it to your buyer.

My assumption is that whatever is acquired in a marriage can be split but you should definitely defer to your attorney.

Assuming that there's a fair amount of margin, and that this is going to be a big project, I would get the property under contract and then reach out to other experienced investors that will fund and rehab the project in exchange for 50/50 split.

You would be able to deduct some of your operating expenses against your other income {though I would propose if a property is generating more operating expenses than revenue, you have the wrong property} and, if your are in a lower taxation bracket than the top corporate tax rate, you would pay less taxes in your own hands.However, if you have a good income from your "day job" and are already in an upper tax bracket, there is less advantage to personally hold the properties and more advantages to holding them in a corporation (income splitting, separation of liability, etc).
