@Victor Ortiz I mentioned for future references, as owners can require tenant to hold this type of ins. policy, which may be included in a standard ins. policy or might require the tenant to buy additional coverage, and it will cover the damages/injuries of a pet.

For my units in low-income areas where I have primarily low credit score tenants, I have a late policy that provides incentives to tenants that; 1) notify me in advance 2) make a partial payment, 3) never fall more than one payment behind 4) pay payment plans EXACTLY as agreed.

Even if you don’t own an automobile you can still attain a very reasonable umbrella policy premium. .If you’re interested, I would be happy to take some time to explain how you can keep the coverage amount you currently have, but decrease the premium you pay.
