If I know what the 'true' value is yet there is no one who wants to buy my token, there is no liquidity.Maybe, just maybe, more data about the materials, the performance over time and similar history, will have economic value.

You have to dig a bit on their "Zestimate" to find their own data, but (in my area at least), their own data shows that they are 20% or more off-target 50% of the time.
