Matthew Paul the contract specifies no inspection period and buyer to pay 10% non-refundable deposit upon seller acceptance.It's very clear even to an untrained eye to see when things aren't done to building code.Hobbit size doorways and floors built at ground level are obvious ones.

I have gone out and done just that out here in ewa beach and found a few properties that look good (at least to my untrained eyes) ive got the addresses and the property owners names but now im stuck.At this point do i contact the owner myself and see if they are willing to sell?

If you buy a triplex and spend all your capital, Murphy's law says three months later a hot water heater will go, a refrigerator will go and the roof will start to leak in that spot the home inspector said to "keep an eye on it but it's nothing to worry about."
