With the larger units I can develop redundancies in management, materials, etc. and the property can afford a dedicated team.The smaller units might throw off the same return (for an example 10%) but the income amount is smaller so you are looking for an experienced person who is great with people and your investment which is like finding a unicorn :)If you do decide to invest here you can email, call or text me and if I can point you in the right direction that is what BP is for.BP has helped me a ton.

As I said, the price is fair - not a great deal but our market is tough- and I feel I could've gone several thousand lower.

It's tough to become an investor right off the bat unless you're helping her out.

Besides tough competition makes an new investor better or makes them realize this is not a business for them.

This is tough because it is so specific to area, but I am a buy and holder that only cares about cash flow (although I only do 10-15 years notes so that contradicts my statement).
