Tenants will call if the toilet isn't flushing properly, but they don't call about water intrusion until the roof is failing.  

A good remodel is one of my favorite things to do.My current W-2 job + family life (single mom with two teens still st home) doesn't allow much time for DIY on my seven units, but it's something I'd like to do in the future.

They actually did a good job with this, but at present, it's a big fixer needing cosmetic remodeling, but also all new systems.  

Seismic upgrades, remodels, additions, new construction, etc.I also provide civil site design for residential and commercial projects.  

Pets can ruin carpets and flooring and stain walls.Kids who are not supervised and parented correctly can damage drywall,plug up toilets,destroy back yard landscaping,etc.They're both something you have to deal with one way or another but at least with pets you can charge a deposit!!

Looks great when it goes in but you have to be super careful to keep it that way.I installed Allure Ultra in my last remodel.  

I thought S/S would have been an option until they told me, it was newly remodeled.

On a typical move-out/move-in job I had my "standard" tool box plus a materials box containing;the standard paint color I used for rentals-Navajo White, a bunch of paint stirring sticks (for sheetrock repair more than stirring paint), a couple of pieces of sheetrock 2' X 2', Elmer's glue, sheetrock screws, switch plates, a couple of outlets and switches, scrubbing stuff and chemicals, DOORSTOPS, light bulbs, mineral spirits and linseed oil and 000 steel wool for touching up stained wood, paper towels, TOILET PAPER, rags, paint brushes, SMALL LADDER, joint compound.Once you've gone through every room doing the "touch ups" you'll have a good idea if you need to come back with your 8' and extension ladders, paint rollers and 5 gallon can of paint and drop clothes.
