Once leased, you go back to the site and disable advertising and it removes the listing from all sites. https://biggerpockets.mysmartmove.com/ Once your applicants pass your initial criteria on their submitted application and landlord references called etc. you get a background/ credit check for them.

I would check what the local zoning codes are first to be sure everything is in compliance.I typically price in for those surprises which oddly enough surprises the sellers more than anything when I submit my initial offer.

Not only that, they immediately closed the work order and converted it to a corrective action and demanded an Architectural review be submitted before WE could even get it repaired!
