One cannot enter into contracts that are in violation of state laws.

You are in a great market for buying rentals, and simply need to establish criteria that you stick to, so you know a deal when you see one. 

Because of your age, you do need to have this relationship established first - prior to making any offers on a house, as the offer will need to come from someone else or a business entity that can legally enter into a contract.
