When it comes to the actual purchase, you might be able to {gradually} purchase shares of the business (depending on how it is set up and the appetite of the owners) rather than an all out purchase.

As people transition to our area, they book our place to coincide with completing construction, sale/purchase of housing, etc…so, #1 location#2, growth of the economy, influx of jobs, etc#3, don’t laugh…have your house well decorated and take pro pictures to share.

Again, i might be wrong but I've done my fair share of transactions across dozens of states (NY included) and a seller concession has always been interpreted as a seller's contribution to the buyers closing costs or principal purchase amount.

Win-win.Unless you have a whole lot of personal debt I would not worry about the car loan.Once you take care of the cash reserves I would move on to #2 and acquire your next property.
