With so many people moving to the Charlotte area, it’s inevitable that it gets pushed to Gastonia.  

I spoke to a lender this evening who tells me he hasn't done one for about a year and is unable to push mixed use 203k standard loans through now.

I see a lot of apartment syndicators lately...of pushing deals that to me - are MARGINAL at best and downright RISKY at worst.I mean I see deals where the project IRR is only 15%-20%.

The problem is that if you want a particular broker to bring you their premiere, crème de la crème deals, with sky high going-in cap rates, huge rent push potential, and a laundry list of ways to optimize expenses - you had better get in line, because so does everyone else.

After reading on here that it could be a problem I called my loan originator and asked him if I could just pay the payments now and push the forbearance to next month if I really need it.

I ran some comps on Rentometer and got 1595 a month average for a 2 bedroom house in the area, I would say you can push to $1200 a month without issue.

It Was suppose to close on the 26th and fund on the 31st but they had to push it forward a day.

It's awesome to see the growth, the money is getting pushed down from Richmond, and it's pushing Petersburg prices up!

IMO the best way to do it is buy run down apts/houses and rehab them, push rent to market rate and refi.

This may be only a threat to try to push your hand.
