The process was like herding cats but was extremely rewarding.

It helps motivate my team if we are shooting to put 3 houses under contract each week vs close on 3 houses, bc it is hard for me to say "alright guys we really need to close on 3 houses this week, and if you make that happen then I will give you x" BC if you don't have anything in escrow then it is hard to have that immediate feeling of achievement and reward.

There are numerous people on BP flipping in the 150k range because their market has an abundance of outdated/cheap houses, a stable mid-level economy with low crime & low unemployment, and a premium of buyers that want updated homes. 

I say report them because they should not be rewarded for breaking the rule, while honest peoples suffered because we have dignity.  

He has told his property managers numerous times and they say they can't (or won't) fix it because the problem is on the neighbor's property.

That doesn't count the numerous other resources that have come from this site, many of which have been very helpful in our growth of late.  

There are numerous real estate schools and colleges that offer the courses necessary to obtain a license.  

We fell prey to a classic growth problem where one of the builders we were using was unable to scale as we rewarded him with more contracts based on previous performance.  

This is a method I used successfully numerous times to avoid that time frame.

And I agree, I've already spent numerous hours on the site.
