I am interested in investing out of state but the thought of it makes me nervous

Makes me a little nervous when the market is so hot.

The downturn started in 1986, someone who bought the triplex next to me, watch the value drop to $300K in 1990, got nervous, sold it, and the guy who bought it for $300K got even more nervous, sold it for under $275K in 1992.

Hi Ryan,Like you, I started my investing as a landlord, then added flipping and about 2.5 years ago I added Notes.I was nervous about the process too.

What makes me nervous is that I would buy this house using a line of credit, then maybe I wouldn't be able to refinance it into a mortgage because my debt to income ratio would be crazy in this scenario.
