I just tried calling again and her voice mailbox is full.I really need to get a hold of her because a tenant I inherited has mild dementia and I don't think she should be living alone because she does things that are a danger to herself and also the property.

Maybe the seller inherited the house from family.

Example: Inheritance , Divorce, Tax delinquency, Absentee owner, Distressed properties, etc.

So the back story is I inherited some old tenants and added some with new tenants during management. 

MF sellers by and large are not going to be your one off SFR unsophisticated sellers.. they usually had some success in their life to end up owning a multi million dollar property.. not that there are not some out there that maybe inherited it etc..

I inherited this house from my mother many years ago.

We inherited one lease for one unit while being able to remodel and rent out the other unit.

The listing was about to expire, The agent was fed up with the seller, the seller was out of state, in tax foreclosure, inherited the property and there was title defect we were wiling to accept.
