Roof looked like it needed to be replaced soon though.

there was just a decision in NY that held a MHP owner liable for cleanup of oil leak from above ground oil tank of one of the tenants who could not pay for the cleanup.  

House got a total overhaul of brand new paint, refinished flooring, completely gutted bathrooms, brand new roof, new electric panel, new granite, new appliances.

In this flip, we replaced the roof and electrical panel.

Repairs have been fairly rare- though I did have to put $125 worth of parts into a washer that is used by 4 apartments last week, plus spent a few hours figuring out what was wrong and how to fix it (torn seal on the front loader making it leak, and coin trap jammed up with paper money and a guitar pick causing it not to drain). 

Roof was replaced a year prior to our purchase so no need to replace.

Even water, which is often paid by the landlord can cost a fortune if someone has a leaking toilet and doesn't do anything about it.
