I have been wrestling with this the last few weeks now. 

I don't believe it will go down a TON across the board, I think the corrections will be product specific as well - for example, I don't think the market has priced in how unaffordable it is to hold a condo in Miami and that market has bubbled in many areas - the prices today just don't make sense any more and I think there will be major cooling in the condo market, even though even at lower prices I will stay away from condos over 4 floors.

Leverage size is going to make a big difference here as well - rate between 10-12% is probably expected for first time flippers but other factors are key as well

Currently you can get DSCR loans for up to 80% of the purchase price.For the 2 neighborhoods you looked at, I would look at price average over the last 6, 12, 24, and 36 months.
