I included all expenses, maintenance fees, and a healthy repairs reserve (which I have never came close to using in 4 years) to calculate net cash flow.Numbers are below:Property #1: Equity = $202,815 Net Cash Flow = $10,270 ROE = ~5.1% {~56% LTV}Property #2: Equity = $103,284 Net Cash Flow = $6,109 ROE = ~5.9% {~57% LTV}Property #3: Equity = $90,588 Net Cash Flow = $2,475 ROE = ~2.7% {~61% LTV}What do you guys think of these ROE numbers?

When the jobless rate sinks back below 5%, the stock market improves (Opps it has) and is stable, and all the foreclosure inventory is obsorbed (but by whom will it be obsorbed Americans or foriegn countries - I wouder how much oil money owns American soil now) then recovery will start.You must also reaIize that this started because of all the ARMs adjusting in 2005 now those were the 3/1 ARMs, then in 2007 we had the 5/1 ARMs adjust and lots of unemployment, well the 7/1 ARMs adjusted in 2009, but my friends if you add the last 7/1 ARMs written in 2004 that would mean that 2011 has to close out the ride.

You will need a geologist to do a soils test, a surveyor (depending your city you might be able to do a basic topography survey with boundaries or might have to do an ALTA survey) and maybe a civil engineer to do the grading/erosion control plans.

There are a whole host of factors that go into the determination of whether a particular piece of land is good to build on, including existing zoning and land use designation in any master plan, restrictive covenants of record, potential for rezoning and use, access (including curb-cut), slope, soils, drainage, flood risk, historical use (pristine or a dump or former manufacturing site), and availability of services (water, sewer, power, telephone, cable, internet, garbage, etc.)
