Hey BP I'm trying to execute a BRRR here in gainesville, fl and I'm curious if anyone on here has any lenders in mind that could help me in doing this.

It’s having a plan and executing if the need should arise.

Im sure off market deals are still out there I just haven't executed that strategy yet.

Please keep in mind that they never sent back an executed copy of the agreement (They never signed it).

Setting up, executing, and streamlining business systems is the most important thing you will do.  

If you own the house outright then its easy to transfer ownership from your name to the LLC but if you have a bank loan on it then banks will not in most cases allow you to transfer so you are stuck doing it anyways to protect yourself and leaves you vulnerable for a "call on loan".

The problem is everyone's skill and knowledge is on another level so even if you took the best advice here you will have no idea how to execute it and will lose regardless.

In my opinion under capitalization, bad financing, and poor execution kills more deals than market cycles.

He obviously gets paid when we execute, and he's been exhibiting frustration that none of the deals have been selected.

If I were you, I'd strongly consider the option of executing a 1031 exchange.
