I estimate the  rehab costs to be close to 1.2 But we are going to do the exterior siding even though it doesn't really need it.  

If the repairs were done quickly, walls and ceilings open to dry out, there is little chance of mold growth or any structural problem.  

Cut it in half, there is your estimate for net $24.6k.

Thanks Allan,  I ran the numbers in comparison to the other estimates and it looks like my worst case scenario is paying the same as the other guys and best case is saving a couple thousand.  

@Dori Arazi - the suggestion above from @Allan Smith regarding appraised value vs estimated value won't work in CA because of Prop 13.

Or, your company can do the sale on a land contract and take a bit of a chance when they might want to refinance. 

Derek, the estimated rent seems reasonable from the rentdometer report.

Maybe I should have said “virtual monopoly” since estimates range from 85-95% of all real estate is sold through the MLS.
