My goals aren't fully defined yet (working on that soon) but in the short term I hope to bring in enough passive income in the next 3-4 years that we can supplement my wife's salary giving her more freedom and flexibility as we look to start a family.

The experienced investors may be able to help out more if you clarified what your end goal/strategy is. 

I would say if the goal is AP, the more important thing is the Jurisdiction of where you create your company, not if I have to file one more document.

If your goal is AP, then it is creating multiple layers of defense to protect your castle.

I originally contacted the seller with the goal to wholesale the property but I don't think you can wholesale a partnership agreement.

My biggest advice would be to set a goal, 10x it, 10x it again, and half the time you allotted yourself to get there and stay determined to hit them and get creative.In the next 3-5 years, a the tsunami of big data, and the behemoth agencies wielding such data, will wipe out almost all of your small time agents because they just won’t be able to compete.

Eg. do you want 4 townhomes, condos, 1 sfh or 3 sfhs. etc..The option i suggested is what i normally do and what seem to work pretty well for me in this market but everyone has different goals and strategies.I'm a realtor my self, although i mainly focus on my own deals and properties.
