Since I was in Texas and planned on staying ther I found out that I was qualified to take a broker test without taking anything extra.  

It depends on your insurance company but the vacancy and rehab policies are best suited for anything that might happen during the rehab and while its vacant.You only have to register the property with Maryland but you will need to complete the lead testing first because the lead certificate number is required for "Part C" of the property registration. 

You take a new vehicle for a test drive before making a decision.

Just guessing, $300+ ish.I always put up test ads in craigslist at rents higher than I plan on getting.  

It does look fairly simple to at least test the circuit breaker so Ill start there.

Just wanted to put it out here, I'm wanting to test the waters out on a real estate slack page for investors and people who are interested in learning about REI. 

I learned with my first flip that 3 houses in the same neighborhood failed septic tests and needed a lot of money and work.

It's a bit of a litmus test for a client to gauge the contractor... if the contractor misses the quote target date (and doesn't communicate otherwise in advance), it may be indicative of other things...

ALL fell down to where it bottle necked to the NARROW pipe. 

If you're like me, and you can just read the material, study on your own, and take a test on it, then I think preschools is the way to go.
