We plan to purchase the home outright with a HELOC we have out currently with plenty of access to funds left over. 

@Travis Buchanan have you thought about investing in apartment syndications?

I would love to talk story with some of you who have been doing it awhile or if anyone out there has recommendations on wholesalers in the area or can provide insight on how to access some of the off-market deals that I'm sure are out there but I'm having trouble finding, that would be awesome.  

I started trying to invest in 2015, and I currently have three rental properties in BC (an apartment, half duplex, and single-family house), but i'm looking to explore other investment possibilities. 

The last 120k, isn't anything tangible until you access it. 

And if your tenants stay longer than 2 years, then your placement fees will hit less often.But the point stands: the base rate is only a part of the net cost of PM service.I'd love to hear from other BP'ers: what do YOU use for PM cost in your analyses (or what are you actually paying).

@Eli RollinsEli, you might try to get a part time job with a realtor to learn the industry, and make some money.

I can barely rent a single-family house right now, even with significant price drops of 20% or more but apartments and houses under $1,000 are renting like hot-cakes.
