I find that a seller's motivation level increases over time for a number of reasons.You could also refer them to another real estate investor who might be able to work with them now and then split the profit.

I've seen some real good partnership examples.The only problem I have with partnering is that I have to split the profits too.

The big name firms that have great training but suck the money off their agents in commission splits, desk, training fees and other misc fee's.

An equity Invesor would imply a split of profits...

At the end we split the profits 50/50.Personally I am confident in my projects enough that I would rather just pay a %.  

But heck yea this forum rocks and talking with people with experience keeps me balanced and gives me clarity.
