The school we live in just switched to Montessori and bumped up to a 10 ranking so we thought if that caught on our value might jump in the next couple of years and we could sell higher.

Our best tenants were the people with no credit history at all -- two high school grads beginning life together and a family of refugees whose only credit history was their payment in full of their governmental refugee loan.

I am mostly looking at Tacoma but open to other areas.I like the concept of house hacking, as I do not have constrains (i.e. kids in school) to keep me from moving every 12 months to fulfill any living on property requirements in a condo or 2-4 unit home.

Talk to your Top and look into going to Warrant Officer school.  

I have a nice property about 5 miles from a major air force base in great schools, close to a park.  3/2/2.  

I am looking to invest in the town I grew up in; real estate is reasonably priced, there is a low crime rate, and the schools are top tier. 

Looking at the tax bill shows a breakdown of where everything is paid to including Dunedin, Schools, Health, etc. 

Thing is, I'm currently in school using the GI Bill to cover my cost of living.

And the tenants utilize the schools and other services that the taxes pay for.
