Where is the nearest lowes/home depot?

I have a few contacts at Spring Garden Lending that can refi and give a 30 yr fixed with no seasoning period, the only thing they require is to have tenants signed on an annual lease.

I found some $35 fans at Home Depot the other day and installed them in a rental I'm fixing up now.  

I have used day laborers who stand outside of Home Depot when I was in Texas, does something like that exist in Columbus Ohio?  

Home Depot has some hands-on classes for laying flooring so you can try taking a look at that as well to help you decide if this is something you really want to do.

Also, since expenses predictions are quite different than in long term rentals - can someone share the way they calculate in utilities, cleaning, maintenance, gardening, tools to self manage or management company,  etc. 

Parking is the huge variable that you left out, but you are talking about 29 units per acre, that's basically garden apartment density.

Create a garden or urban farm: If you enjoy gardening and have a green thumb, you could consider creating a garden or urban farm on the unused portion of your land.

When we did flips, we stuck to the in-stock cabinets from Lowe's or Home Depot, basic quality counter tops, etc. and the homes sold quickly.
