Your best bet if you are not using a realtor is to try to sell creatively by owner - contract for deed, lease purchase, then you might get more buyers who are not just in the conventional arena.

I don't see how having your cash needlessly tied up can be beneficial, because you lose out on the exponential growth you can achieve with the bank's money.The best I can figure where all cash is useful is to find a good deal and then refinance (correct me please if I'm wrong).

Actually when they slashed rates, I was able to refinance most and actually get more cashflow, and now there is an increase in the number of people needing to rent, and not as many available rental units, so I am able to increase rents as well.Life is good!
