The previous owner had remodeled the whole house without permit and had converted the garage into a 1 bed 1 bath.

Hello-I rented out an old single family house that was recently remodeled in Wisconsin this spring on 1 year lease.  

The remodel looks great.

I'm having a hard time with how much remodeling should I do to it and should I deduct the estimated amount from the offer.

So now you've gone thru the "cosmetics" Kitchen remodel/bath remodel/opening up the floor (and don't forget the cost of the "supporting beams") , new flooring, paint, smooth ceilings; don't neglect the structural aspect and exterior - electrical upgrade?

Clearly, we are on well water and are having a bit of an issue that we'd like to correct prior to the remodel of bathrooms.

Tenants will call if the toilet isn't flushing properly, but they don't call about water intrusion until the roof is failing.  

A good remodel is one of my favorite things to do.My current W-2 job + family life (single mom with two teens still st home) doesn't allow much time for DIY on my seven units, but it's something I'd like to do in the future.
