I would not trust the software, it may get you close or in the ball park, but even then I would still double check the numbers.Since you are already drawing the layout, etc, just call around and price the materials from big box stores like Home Depot of Lowes, or whatever is in your area.Also, get with a GC and get an itemized cost estimate.

We designed the house to client specs, submitted it to the HOA for approval and learned that 1) a 2 car garage was too small, it needed to be 3 car minimum and 2) 3,000SF was too small for a retirement community, needed to be 3,400 minimum.

As a licensed MLO we take an application on a borrower and determine if the qualify for the program's guidelines (FHA , Conventional, USDA, VA, etc) and collect documentation to submit their loan to processing/underwriting.

I've gotten the home through the first several hoops of short sale initiation, and I'm currently at the point where I'm submitting all docs on behalf of seller (hardship forms, etc.).My initial thoughts on this: I've purchased short sales, but never been on the listing side, and I viewed this as a great learning experience (as I am a full time real estate investor more so than real estate agent) to gain first hand short sale knowledge and be able to help those in similar situations in the future (as I think short sales will be more popular than foreclosures to the banks going forward).However, I have a personal fix 'n flip that I just received an offer on and will close probably right on time with completion of the extensive short sale paper work (30 days out).My current thoughts: This house is a great investment and is in the same neighborhood as my current flip, and I could stand to make some good money by purchasing this home.

Thanks Account Closedif only you knew how many times I submitted low ball offers and would get abused by realtors and sellers only for them to come back 2 months later saying "is your initial offer still on the table?"

I don't think she submitted my initial offer, then she told me that the seller countered my closing date (moved it by 2 weeks), and she was about to submit my acceptance of the counter without telling me first.
