Hard money lender....easy but not as easy as people lead you to believe, I tried a normal lender but being self employed they weren't interested in lending to me even though I already owned over $1.2 mil in property in Hawaii with a 740 credit score.

My partner is self-employed, so has a K-1, not a W-2, so a traditional mortgage will not work.

From all the reviews I've read, it seems people are trying to lay this stuff over unlevel floors.you can't lay this over ceramic tile if there's lippage. it appears no one uses self leveling underlayment before plank install either.Has anyone here actually properly installed plank over a perfectly level floor... and still had issues?

I use Hard Money Lenders (HML) being that I am self-employed. 

This is my first deal by the way.Current concerns:  Duplex is on sewer and septic, property is right at an hour from my personal residence, I plan to self-manage for now to learn.The current leases are 532 and 596 (non-section 8) through March and April respectively and are below FMR which I'm seeing in the 800 range with a few cosmetic upgrades.

You can usually google "[city] short term rental laws" and the city or county website will pull up to let you know what restrictions/requirements are in place.As for managing, see if you can self-manage first.

I want to start a rental property company but would like it to be self sustaining.
