Chances are you won't have two tenant applications that are identical income or credit score.

The downpayment is practically as low as they get (save a couple of exceptions like VA or USDA loans which have special requirements) and the credit score requirement is lower than most traditional loans.  

I would keep it pretty basic to your top 3-5 requirements:Must make 3x the rentCredit score of at least 620 for each applicantNo animals allowedAnyone with a criminal record or a 550 credit score will (usually) move on to the next rental.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

So - they are at 100% negative scoring with me at the moment. 

From what I could gather, PPL sounded like kind of a watered-down version of what you get when talking with a specialized attorney.

I have a great credit score 750+.The house is for sale on the market now, but it seems like it won't sell for the next 3-4 months.

I usually use my own version of the 2-50 rule (1.5-35,2-65 etc.) depending on the area.

Plus others ...Votes add to the influence score of both the giver and the recipient of the vote!
