I’m having the locks changed, I’ve shut off utilities and notified my ex PM that she isn’t allowed on the property and that she cannot move forward with the lease.

At that time I was working 60-65 hours per week for a local restaurant management group.

It's hard finding upside on deals these days so Looking at decimated sectors such as banks, office, restaurant/retail.  

Then 8 years later they shut the doors on it.

The company we had been using for several years shut down their business and we've been struggling to find someone that is both reasonably priced and reliable.  

Medical facility coming to market <1 mile away.Walking path, restaurants, etc. next to property.I say all the above because I'm looking to renovate this property and attract a higher-end client.

I try to be fair about normal wear and tear and after the inspection the tenant is usually happy because I do maintenance like changing out shut off valves that are leaking and could have caused more damage if it weren't fixed.

Im not sure how much this man is willing fund i do know that he has two very successful restaurants .

Returns have been great so far so I'm shutting it down for the winter.
