I doubt quality tenants would want to rent in that area.

Being that competition is big, it no longer makes sense the numbers that have to be offered in order to get the deal.I’m looking in to shifting to out of state and I’m open to be on site pretty often by hopping on to a flight.I’m debating between markets in TX and Ohio but in the same time willing to hear that I’m completely off between these 2 states or that their are better.I am looking for places where population is growing, prices are not too high, landlord friendly, rent are above $1200 for 2BR, big businesses and jobs and a very big focus by me is to be in a safe area.I would appreciate if I can get some honest opinions on this.

You can expect 4%-6% equity appreciation gain, especially with current rate and inflation.  

If you’re looking to escalate as quickly as possible, it may be worth looking into a multi family and rent one side, and live out of the other.

I can't speak for Cape Coral, Tampa, or Panama City but I assume those markets are inflated too.

Who would want to rent a STR in a high crime area other than someone committing crimes?

@Andrew GarrettI’ve been investing in NC for a while, the main issue with Raleigh is rents are low compared to costs of homes.

Rents stagnated or dropped in most areas, and this is on top of all the rising costs, especially insurance and interest rates.
