That price may not be that far off .

I have never had a single other opportunity to recommend a sub 2, and probably never will again .

Purchase price: $380,000 Cash invested: $19,648 Sale price: $485,000 Not really a portfolio investment as it currently my personal residence, but I'd still consider it an investment.

Price is fairly low for the upside and it does have $300K in a perpetual fund  for when sales stop. 

So prices definitely vary.

The posted value of the house per the county assessor is below purchase price but we have $40k in equity not counting what we have done to the house.
